The goal of this article is to understand, after sixty years since the appearance of the first lofts in New York, what kind of significance this regenerative architectural tool has had, and continues to have, within the city of Rome, so di:erent from that reality. Starting from this scenario, on the basis of a broader study, the text undertakes a revision of what has been realised up to now, with the hypothesis that part of the reason for the mutation of this living typology is to be found in the difficulty of the Roman project's culture to recognize and timely re-elaborate adequate solutions to the dynamics of urban and social changes. By retracing this trajectory and highlighting its salient aspects, this work intends to contribute to bring together the parties involved into the ethical and aesthetic paradigm of the residential reuse.
