The paper analyzes the economic causes of the structural and historical decline of town centers in our italian medium-small cities. The paper also highlights the ineffectiveness of the different national regulations about the small retail localised in these historical centers. Finally, the paper identifies five different economic trajectories for the regeneration of the small retail in the historic centers of cities.
